Maintenance Requests
Routine Maintenances: Report routine maintenance and minor repair requests to the office by filling out the form below. You may also call the office during business hours or leave a voicemail. Non-emergency maintenances reported to the after hours answering service will be reported to the office on the next business day.
Electric Outage: Contact Duke Energy at 1-800-543-5599 or www.duke-energy.com to report an outage or see when service will be restored. South Campus Quarter will not have this information.
Smoke Alarm Malfuntion: Smoke detectors malfunctioning are NOT an emergency. You will need to “hush” the smoke detector by pressing the button. If it continues to go off after hush time, you will need to disconnect the alarm with the flashing red light by removing the battery and/or disconnecting the wire plug (if hardwired) and report it as routine maintenance. South Campus Quarter will repair the malfunctioning smoke detector during normal business hours.
EMERGENCY MAINTENANCES: Should be reported immediately to 513-523-1647. If it is after hours or the office does not pick-up, then call 513-820-2664 where you will get our answering service. An emergency maintenance is one that cannot wait until regular business hours and includes situations such as fire, water damage, frozen/broken water pipes, furnace not producing heat, and sewer backups. Any maintenance problem not reported immediately causing excessive damage will be the Tenants’ responsibility and the Tenants will be billed accordingly.
Rent Payments and Due Dates
South Campus Quarter accepts cash, checks, credit cards, and bank account payments.
Credit Cards and Bank Accounts:
Credit Card payments have a 3.99% fee.
Bank Account payments have no fee.

Include your rental address on the check to ensure payment is applied correctly. Mail early to allow enough time for delivery; South Campus Quarter is not responsible for delayed or lost mail.
In-person payments are accepted during business hours. After hours, checks may be put in the mail slot by the office door. Cash is accepted ONLY during business hours when a receipt is issued.

Monthly Rent Due Dates:
Monthly payments – 1st of each month
Financial Aid Recipient Rent Due Dates:
Fall Semester FA Recipients – September 1st (FA process must be completed)
Spring Semester FA Recipients – February 15th (FA process must be completed)
Financial Aid Process
Tenants who are using Financial Aid to pay for their semester rent and wish for additional time for disbursement of their funds need to complete the following process prior to July 20.
Submit written documentation showing the tenant’s name, amount of the loan, and approved status (e.g. bannerweb, scholarship letter, loan letter) to the office at office@SouthCampusQuarter.com.
South Campus Quarter will send you a Financial Aid Rent Payment Addendum, which you will need to sign and return it to the office within 48 hours. Failure to complete this process will result in South Campus Quarter being unable to grant extra time for rent payment.
Financial Aid extensions apply only to tenants paying the full semester rent (not monthly payments). Prior tenants must re-apply each year for the deferment. Tenants receiving the extension pay the full amount owed, even if the loan/scholarship does not cover the full cost of rent, or it is not disbursed. Tenants pay South Campus Quarter directly (we do not bill the University).
Lock-out Service
During Business Hours: Tenants should contact the office to be let in. Staff may go down and unlock the unit or the tenant may be issued a temporary key. If a temporary key is issued, the tenant will be requested to leave their ID at the office until the key is returned.
After Business Hours: Tenants should call the office, 513-523-1647, and follow the directions on the voicemail. If voicemail is down call the answering service at 513-820-2664 and ask for a lock-out service. There is a $50 fee which must be paid in advance to the technician responding to the call. Tenants who have permanently lost their key will need to get a replacement key ($40 fee) from the office.
Move-In Information
Welcome to South Campus Quarter! Below is a summary of the August 2026 Move-in Letter sent to all tenants, which outlines tasks that need to be completed prior to moving in.
1) Schedule an appointment to pick up your keys; either email office@southcampusquarter.com or call 513-523-1647. During move-in week, appointments are available Monday-Friday from 9am-5pm, and Saturday-Sunday from 12-4pm. All appointments must be made 24 hours in advance.
2) Pay rent and security deposit due. You will not be permitted to pick up keys if your or your roommates’ security deposit and rent are not paid. See the Rent Payments and Due Dates section for more details.
If you are using Financial Aid to pay for your housing and need extra time to allow for disbursement of your funds, prior approval is required from South Campus Quarter. Visit the Financial Aid section for instructions on how to apply.
3) Sign up for Parking. Apartment tenants (1&2-bedroom units) must have a valid South Campus Quarter parking permit to park in their designated lot; applications are due August 1. Campus Commons tenants (4-bedroom units) must have a City of Oxford Residential Parking Permit (RPP) to park on the street near their unit; no permit is required to park in your own driveway. 4) Sign up for Utilities. Tenants are required to put utilities in their name starting on or before their move-in date. Written proof of utility transfer must be shown before any keys are issued. You may also want to set up internet and cable TV services. See the Utility Information section for more information.
Parking Information
There are two types of parking permits. Where you live determines the type of permit you will need.
Apartment tenants (1&2-bedroom units) will need a parking permit issued by South Campus Quarter to park in their designated lot.
Campus Commons tenants (4-bedroom units) have the option to apply for a City of Oxford Residential Parking Permit (RPP) to park on the street near their unit. You cannot park on the street without a permit. No permit is required to park in your own driveway.

Electric Supplier Options:
Ohio residents have the option of selecting their electricity supplier. You must use Duke Energy as the provider and by default they will be your supplier. If you would like to choose a different supplier, then visit Energy Choice Ohio for information.

Move-Out Information
South Campus Quarter wishes you well in your future endeavors. The information below is provided to make your move-out go smoothly. This information is also available in the End of Summer 2026 Move-out Letter sent to all tenants. We hope you enjoyed your time with us; please consider leaving a Google review.
Your lease ends at 1pm, on July 31, 2026, for 308 S Campus Ave tenants and August 1, 2026, for summer term rentals. There is a $100 fee for each additional day you remain past your lease end date.
1) Schedule utility service disconnection for your lease end date. Tenants are responsible for terminating services. Utilities must remain in the tenant’s name until the lease end date. We recommend scheduling utility disconnection two weeks in advance. Charges resulting from tenants’ failure to disconnect their utilities are the tenant’s responsibility. See the Utility Information section for contact information.
2) Update your address with subscription services, including the US Postal Service. South Campus Quarter does not forward mail.
3) Do not drive or park vehicles on any lawn. Towing of the apartment lots, except the fire lanes, will be suspended during move-out weekend.
4) Unit preparation:
Clean your unit thoroughly. This will prevent security deposit deductions. Use Move-out cleaning checklist.
Remove ALL items from the property, including returning all cable/internet equipment. Any items left behind will not be stored or forwarded to you. Dumpsters are provided for the apartment complexes. All other tenants should leave their unwanted items curbside. Upholstered items and mattresses that are left curbside must be wrapped in plastic.
Consider donating unwanted items. Goodwill, local food pantry, and Oxford Neighborhood Share are possible options.
Turn off air conditioning and lock all doors and windows.
5) Turn in your keys and your Security Deposit Forwarding Address and Key Return form to the office. Please use the South Campus Quarter provided form and envelope. If the office is closed, use the mail slot to the right of the office door. Security deposit returns will be mailed within 30 days of the end of your lease.
Return ALL applicable keys (bedroom, entry, mailbox, building), and garage remotes issued. Any keys not returned will be subject to an $80 fee, as stated in the lease agreement.
Complete the entire form. Bedroom numbers are located on the edge of the bedroom door by the door hardware. South Campus Quarter will use your permanent address on file if no form is returned.
